Gipuzkoa Reference Price Index published to limit rent from Wednesday

The Official Gazette of the State has published the Resolution of the Ministry of Housing establishing the reference price index in the territory of Gipuzkoa. The measure will apply to the strained areas such as Donostia-San Sebastián, Irun, Errenteria, Lasarte-Oria and Zumaia.
The Official Gazette of the State (BOE) has published a resolution of the Ministry of Housing and Urban Agenda establishing the price index for Gipuzkoa, which will enter into force tomorrow, Wednesday, and which will make it possible to limit rents in municipalities designated as tense areas.
The Ministry has specified that this new index will affect large holders (with five or more properties), homes that enter the rental market for the first time and those that have not been leased in the last five years.
For the determination of the monthly income, data such as the cadastral reference or the address, energy certificate, installation and state of maintenance of the property shall be included, thus obtaining an objective margin of rental prices applicable to the property.
The Housing Department of the Basque Government recalls that 90% of the contracts in these municipalities were linked to the control system through the Housing Rental Reference Index (IEA), so that the new measure only affects the remaining 10%.
The resolution published in the BOE updates the data and methodology of the State Reference System for the Price of Rental of Housing (SERPAVI), which for the first time collects information from Gipuzkoa. The Ministry points out that data on 38,044 leases have been incorporated into the territory and that a total of 2.4 million records have been obtained annually.
