The one-year euro, the most widely used indicator in Spain for calculating variable mortgages , has stood at 2,267%in December2025 and has risen for the fifth consecutive month, although thelast twelve months has fallen 0.17 points from .
In December, the Eurybor has recorded the highest rate since March . However, the annual decline will reduce the share of variable mortgages reviewed annually, albeit in a lower way than in previous months.
If the average mortgage is around 150,000 euros, for 25 years, and has 1% interest on the Euribor, it will save about 150 euros a year, so that if you have a mortgage of 300,000 euros you can save 25 euros a month and about 300 euros a year.
However, mortgages reviewed every six months, although less frequently, will increase quotas forthe third consecutive month, since in June the average rate was lower than it is now, at 2.081%.
Experts predict that by 2026the Eurybor will stabilize between 2.25% and 2.50%, and will remain at current levels in the first months of the year, making variable mortgage quotas that will be reviewed annually for next spring significantly more expensive.
