Housing prices rise 12.8% in the Basque Country and 16% in Gipuzkoa

According to data published by the valuation company Tinsa, in Gipuzkoa , the largest increase was in ,16.1%, followed by Bizkaia , with an increase of 12.4%, and Álava , with an increase of 7.4%.
In the cities, too, prices have risen significantly: 10.3% in Donostia-San Sebastián, up to 4,975 euros per square metre; 13% in Bilbao, up to 3,140 euros per square metre; and 8.6% in Vitoria-Gasteiz, up to 2,428 euros.
Mortgages and economic effort
This trend clearly reflects the average monthly costs of mortgages: in Gipuzkoa, the average quota is891 euros ; in Bizkaia, 822 euros; and 731 euros in Álava.
According to Tinsa, the inhabitants of the Basque Country spend, on average, 36.2% of their disposable income to pay the first year of the mortgage that finances 80% of the cost of housing.
This percentage is higher in the capitals: inSan Sebastian, 59.2%; in Bilbao, 42.5%; and in Vitoria, 35.2%.
