40% of San Sebastian's rental homes were rented in less than 24 hours
According to a study published this Tuesday, the Basque capitals are among those that suffer most from "express rent": the rate in Vitoria-Gasteiz is 24% and in Bilbao 23%.

Sixteen percent of homes rented through the Idealista real estate portal in the first quarter of 2026 spent less than 24 hours on the market, according to a study published this Tuesday by the company, which places San Sebastián (40%), Barcelona (39%) and Girona (33%) among the cities most affected.
These cities are followed by Tarragona, Huesca and Palencia (30%), followed by Guadalajara (29%), Palma (26%), Vitoria-Gasteiz 24%, Bilbao (23%) and Santa Cruz de Tenerife (22%).
In the other major markets, the highest incidence of the phenomenon of "express rent" is found in Seville and Valencia (13%) and Alicante (11%).
On the other hand, Ceuta, Melilla, and Teruel are the only cities that did not experience this phenomenon, while León and Ciudad Real accounted for only 4%.
"Express rentals" by province
By province, Barcelona ranks first (34 per cent), followed by Gipuzkoa (31 per cent) and Tarragona (26 per cent).
At the other end is Teruel, the only province with no "express" rent, followed by León (5%) and Salamanca (6%).
