The rental index lowers the prices offered in San Sebastian by more than 500 euros

The reference rental price index in Gipuzkoa makes it possible to limit the prices of housing rents and new contracts of large owners, and significantly reduces the rental prices currently offered in San Sebastian from EUR 500.
For example, a flat in the Amara district is in perfect condition and is offered on a real estate portal for 1,500 euros a month, although the simulation carried out on the website of the Ministry of Housing sets the margin for this rental between 790 euros and 1,095 euros, once the information on the area, height, energy efficiency or state of conservation of the house has been completed.
This index states that the rental price is significantly lower than that currently offered on several real estate portals in the capital of Guipuzcoana, since in San Sebastián there is hardly any long-term rental offer and the few dwellings offered exceed €1,200 per month.
It should be borne in mind, however, that the new price range should apply only to new contracts for large holders and flats which have not been leased or first marketed in the last five years in the tense towns of Gipuzkoa.
In the case of San Sebastian, for example, this index will make it possible to find 10% of the rents, as the city's mayor, Eneko Goia, advanced yesterday.
In this way, the price index will also affect the other strained municipalities of Gipuzkoa, such as Errenteria, Lasarte-Oria, Zumaia and Irun.
