Benta Berri residents will remain on protected rental terms
The current public protection ended in November 2028, but with the purchase of the Basque Government the rent of tenants is constantly guaranteed.
Tenants of the 510 public housing units in Benta Berri that the Basque Government will purchase from Testa Residencial, a company affiliated with the Blackstone investment fund, will remain on protected lease terms.
According to sources from Testa Residencial, the Basque Government and this company will sign the purchase contract before the end of the year.
The Government will ensure the permanent qualification of public housing to 510 housing units. In fact, the current protection regime ended in November 2028.
The test is the holder of the area right of housing, which is in force until 2069, while the land is owned by the Basque Government.
According to the principle of agreement reached, the 510 housing units included in the operation will be permanently qualified as public protection housing and the sale will amount to EUR 100 million.
The Basque Government may maintain the protected and social nature of such housing on a permanent basis.
In addition, land and housing shall be grouped under the same public ownership.
The homes of Benta Berri originate from an official housing project promoted by the Basque Government in 1994. He awarded the contract to the temporary union of Metrovacesa and Vallehermoso.
For construction, the Basque Government granted land rights to both companies for 75 years until 2069.
The first tenants entered the homes in 1998 on a protected lease and with a public protection housing rating.
