The price of housing has hit the ceiling again in San Sebastian: 5,869 euros per square metre
Between April and June, the price per square metre in Gipuzkoa as a whole increased by 1% over the previous quarter, with a 2.7% increase in the sale of housing, while the rent fell by 10.9%.
The average price per square metre of housing inSan Sebastian is again at historic highs, after a 0.8% increase in the price per square metre in the second quarter of this year, at 5,869 euros per square metre.
For the whole of Gipuzkoa, the price of the square metre has increased by 1% between April and June (compared to the same period last year) and 6.3% for the whole year, reaching 3,698 euros per square metre, which has also been described as an "historic high" by the Official College of Real Estate Agents of Gipuzkoa, COAPI, according to the report on the housing market presented on Monday.

With regard to the sale of housing, 2,223 homes (1,994 second-hand homes and 229 new homes) were sold or purchased in Gipuzkoa in the second quarter of the year, an increase of 2.7 per cent over the previous three months and 48.4 per cent over the same period last year.
Over the past 12 months, 8,471 homes have been sold or purchased in the territory, an annual increase of 29.8 per cent, confirming the upward trend in sales.
Rent
The number of rental contractsconcluded in Gipuzkoa in the last quarter was 1,457, with a year-on-year reduction of 10.9%, consolidating the "clear downward trend" in rent, according to the report.
In Donostia-San Sebastián, 457 rental contracts were made in the last quarter (6.5% less).
The average monthly income of dwellings offered for rent is 2,074 euros in Gipuzkoa (2.9 euros more year-on-year) and 2,247 euros in Donostia/San Sebastián (4.5% more than a year earlier). The average monthly price per square metre is 11.6 euros (+9.6%) and 15.4 euros in Donostia/San Sebastián (+7.8%).
