San Sebastian stands out as the most expensive capital: 6107 euros per square metre
San Sebastián has been placed by far as the most expensive capital, ahead of Madrid, Barcelona, Palma de Mallorca and Bilbao. Vitoria and Pamplona are also among the 10 most expensive cities in the state.

Donostia-San Sebastián remains the most expensive city in the state to buy housing, ahead of Madrid, Barcelona, Palma de Mallorca and Bilbao, as demonstrated by the recent Register of Real Estate Statistics published by the College of Registrars and the Idealist portal.
The main novelty, however, is not that San Sebastian is leading this ranking, which has been common for a long time, to the disgrace of most of its citizens.
According to the Register of Real Estate Statistics carried out by the College of Registrars, the average price per square metre at the moment is EUR 6,107; the data from the Idealist portal put the average price above EUR 6,480.
The examination of the Registrar's Association is based on official data on transactions registered in 2025, the latter corresponding to the last quarter of the year.
Behind San Sebastian is Madrid, with an average price of 5,238 euros per square metre. Barcelona, 4800 euros per square metre, Palma de Mallorca, 4086 euros and, also, within the top 5, Bilbao, with an average price of 3514 euros per square metre.
The rest of the southern capitals, Vitoria and Pamplona, are also among the top 10 most expensive cities in the state. The Navarre capital is the seventh most expensive, with an average price of 2,901 euros per square metre. Vitoria is in ninth place, with an average price of 2,753 euros per square metre.
Gipuzkoa, third; Bizkaia, fourth.
By province, Gipuzkoa ranks third (3,814 euros per square metre), behind Madrid (4,091 euros) and the Balearic Islands (3,988 euros). Bizkaia (3,167 euros) is the fourth most expensive, ahead of Malaga.
At the autonomous level, the Basque Country is the third most expensive (3,295 euros per square metre on average), behind the Community of Madrid (4,091 euros) and the Balearic Islands (3,988 euros).
