Basauri will promote 362 homes until 2029, after the government declared it a tense area
The Basque Government and the City Council have presented an action plan to limit rental prices and remove empty houses.
Basauri will promote 362 new homes, 73% of which are protected, and 42 apartments for social needs over the next three years. This measure corresponds to the action plan to be implemented following the declaration of the municipality as a tense area and will enter into force on 31 Julyfollowing its publication in the Official Gazette of the State (BOE).
Housing and Urban Agenda Counselor Denis Itxaso and Basauri Mayor Asier Iragorri explained this morning the details of this long-term strategy, which aims to protect demand, limit rent prices, and increase public supply. The plan goes beyond 2029, when institutions have 1,114 more homes ready in the long term.
In this regard, Councilor Denis Itxaso has pointed out that the designation of Basauri as a tense area "is not an objective in itself, but an instrument of action where the market is expelling those who want to develop their vital project.
On the other hand, the mayor of the town, Asier Iragorri, has assessed the direct impact it will have on the citizens: "Rent prices can be limited and basauritarras can access a cheaper rent," he said.
Azbarren and Basconia, main growth centers
Basauri's housing plan will prioritize the Azbar area, where a total of 416 sheltered housing units and 24 apartments with social needs are planned until 2029. They also refer in the long term to Basconia Northeast , where the Public Land Company SEPES will promote 392 housing units for affordable rent, making it one of the main public projects in the Basque Country.
In addition to new housing, the plan aims to bring to the market the 1,924 empty homes in the municipality, combining incentives and tax burden: 99% bonus in the Real Estate Tax will be maintained when owners leave their flats in public programs such as Bizigune or ASAP, while those properties that are permanently vacant will be taxed 150% in the payment of the tax.
In addition, the City Council will continue to promote the conversion of shops into housing and will extend the limits of subsidies and income requirements of the Gaztelagun programme to make rental aid more accessible to young people in the village.
In accordance with this regulation, Basauri is the eighteenth municipality of the Basque Country — and the fourth municipality of Bizkaia together with Bilbao, Barakaldo and Galdakao — to be declared a tense area.
