Bilbao, Pamplona and San Sebastian, among the cities with the least occupied housing for sale in the state
According to an idealistic study, only 1% of the homes for sale in Bilbao and 1.7% of those in San Sebastian are "occupied", well below the state average (3%), with more than 23,000 real estate units in Spain as a whole.
The "occupied" homes account for 3% of the total number of properties for sale in Spain, according to a study published by the idealist, which analyses the advertisements registered in the third quarter of2025. A total of 23,010 homes have declared themselves to be "in the process of occupation", although there is currently no comparative data to observe their evolution.
In the Basque Country , the percentages are much lower: Bilbao (1%) and San Sebastián (1.7%) are among the State capitals with the lowest presence of this type of property on the market, while Pamplona/Iruña is below 1%. These data coincide only in Girona (8.9%), Tarragona (8.8%) and Seville (8.4%).
Idealist spokesman Francisco Iñaretahas stated that many owners are "tired of waiting for justice to intervene," forcing them to sell their homes with discounts that could reach50% of the actual market price .
Iñareta has called for "policies to protect owners and ensure the recovery of their homes," warning that messages that minimize the problem "change the perception of the market," and create a sense of helplessness that can further reduce the supply of rent.
By autonomous communities, 39 per centof the "occupied" dwellings for sale are located in Catalonia, followed by Andalusia (22 per cent) , Comunidad Valenciana (11 per cent) , Madrid (6 per cent) and Murcia (6 per cent) .
